At first glance, penthouses hold the prestigious title of being the epitome of luxury apartments, which is directly reflected in their price. The captivating views often top the factors that make them highly sought after, particularly in Costa del Sol, where the stunning landscapes, legendary sunrises, and sunsets add a significant allure.
The terraces emerge as the coveted primary feature, offering the enticing prospect of utilizing them as an additional room, perfect for hosting dinners or parties on balmy summer evenings or indulging in sunbathing during the day (in numerous cases, they even boast a silver rooftop solarium).
Contrary to ground and intermediate floors where noise and smoke-related inconveniences arise, numerous communities permit barbecues on penthouse terraces. The pleasure of having a balcony is also intertwined with the heightened sense of privacy offered by a penthouse, which, in certain instances, can closely resemble that of an independent villa.
Let’s not overlook the significance of natural light. While light is not scarce in Costa del Sol, there is no denying that a penthouse enables maximum utilization of natural light throughout the day.
Two years ago, Elena and John decided to purchase their Puente Romano penthouse, nestled within the inner region of the renowned Golden Mile, and they have never looked back. Granted, it can get quite hot during the peak of summer in July and August, and we had to invest in two pergolas to make it more bearable. Naturally, air conditioning in every room is a necessity. However, being in Costa del Sol, we understand that the thermometer never exceeds a certain limit. Interestingly, all the heat waves this year seemed to pass right over us (laughs).”
The topic of “cold” is hardly worth mentioning, as they rarely find the need to turn on the heating for a few hours during December, January, and February. This is one of the drawbacks of city penthouses, exceptionally when equipped with central heating, as it can be more challenging for hot water to reach the upper floors. However, the mild winters in Costa del Sol pose no cause for concern.
What about rain? It can inconvenience penthouses, as they are more susceptible to leaks than intermediate floors. However, let’s not overlook that we are fortunate to experience nearly 300 clear days per year in Marbella and the Costa del Sol.
“Rainfall is infrequent in this area, but when it does rain, it can be quite intense,” John remarks. “We experienced a situation where our terrace got flooded once, but thanks to the excellent insulation of our windows, no water managed to leak into the house. Proper drainage is crucial. It’s important to ensure the drains are clean and free from debris that could cause blockages. If necessary, additional drainage can be opened. Some of our neighbours have taken this measure, although we haven’t needed to.”
Is it considering the purchase of a penthouse in Marbella, Estepona, San Pedro de Alcántara, or any other town along the Costa del Sol? While it may involve slightly higher costs and necessitate additional care, its many advantages make it a worthwhile investment.
