We offer advice and assistance in daily maintenance, providing personnel for individual properties and their communal elements, as well as professional assistance in property-related tax and insurance management. Property Administrator Services.
Hereby We would like to present our services, as well as present our candidacy as a registered Property Administrator.
We have experience in the sector since 2010, and from the first moment our object has been to provide the highest quality in all our services, to give guarantee and confidence to our clients.
Throughout these years We have been adapting to the latest technological and computer advances, together with the continuous training of our team to the new General Accounting and Fiscal Plan, as well as to the modifications in the Horizontal Property Law. The union of both factors allow us to offer our clients a highly qualified service.
Our Team is formed by a Property Administrator, Advisors, Accountant and Administrative highly qualified to attend any demand of our clients.
What We offer?
Due to the volume of clients, We work with the most outstanding companies in the sector, as well as banking entities, which allows us to offer some conditions to our clients with savings in the general expenses of your Community.
Total transparency; Connoisseur of most of the companies in the area guaranteeing speed, quality and prices; Attending owners in Spanish, English and German; Weekly visit to the Community; Constant management of community fee collection, regular claims to debtors, monitoring and efficient collection from banking entities; Achievement of delinquency reduction in “our” Communities, except in cases of insolvencies and delays in legal claims itself; Advice of companies with value for money to reduce costs, and periodically renegotiation of existing contracts to always obtain the best offers.
Management Fees.
Our management services are the following:
• Constitution of new Communities (400€ plus VAT).
• Proposal and elaboration of by-laws adapted to the characteristics of your Community.
• Registration and Legalization of the Community Minutes Book.
• Registration in the Tax Office and processing of the tax number (CIF).
• Contracts for water, electricity and phone / internet supplies.
• Individual bank account for your Community with joint management between president and administrator.
• Advice and / or management in the contracting of services and suppliers for the best efficiency and savings in the needs of the Community.
• Preparation of tight budgets and monitoring them by continuous negotiation with the suppliers.
• Emission and collection management of the corresponding Community fees.
• Periodic accounting information for the Board of Directors, for its monitoring and evolution.
• Annual accounts settlement.
• Preparation of Calls to AGMs / EGMs, Minutes and attendance at Ordinary and Extraordinary General Meetings with the assistance of qualified persons.
• Constant collection and claims of outstanding community fees avoiding, as far as possible, a high rate of debtors.
• Debt collection through commitments and payment agreements, or legal claims once approved by General Meetings.
Fees for certificates issued for legal claims of unpaid service charges (Monitoring Procedures) €50.00 per certificate issued (as happens with the fees of Lawyers / Solicitors, etc., this expense will be claimed in costs to the debtor).
• Website with individual access for each owner where you may consult quickly and at any time your financial statement or the most relevant documentation of your Community (www.tucomunidad.com).
• Management of claims that may be covered by the Community Insurance Company, with constant monitoring until its resolution.
• Faithful compliance with current regulations on Data Protection and with current telematic communication systems of the different official institutions (tax office, social security, town hall,…).
• Services not included in my fees:
▪ Preparation and annual presentation of tax form 347 at the Tax office (127€ plus VAT).
▪ Preparation and quarterly presentation of tax forms 111 and 190 at the Tax office (32€ plus VAT per form).
▪ Preparation and sending of debt certificates (37€ plus VAT).
▪ Preparation and sending of tax form 184 of telephone antennas for the annual income declaration of the owners (339€ plus VAT).
▪ Translation of minutes (106€ plus VAT).
We do weekly visits to the Community together with the President and the employees to verify the perfect state of conservation, maintenance and satisfaction of the owners.
We maintain the entire operating and computer system to the best and most updated versions for the Property Administration market, as well as carrying out all the training and updating courses in the aspects legal, fiscal or training courses applicable to Horizontal Property Law, Data Protection, Telematic Support, new apps, General Accounting and Tax Plan, and General Management of our communities and neighbors, a necessary effort that we are happy to make in order to continue offering the best possible service and that you undoubtedly deserve.
