Early figures show that 2016 is going to be an excellent year. In January there was a 27% increase in properties sold and a 2% rise in prices compared to the same time last year. Spain is building again – Figures from Eurostat reveal that activity in the construction sector in Spain increased by an impressive 14% in the first month of 2016. During a recent CBRE survey of Managing Directors of Spain’s leading construction companies, the consensus was that the number of new properties which will be started this year will be more than double that of last year, with some believing that as many as a quarter of a million new homes will be started in 2016. Spain is a big hit with international investors, a CBRE 2016 report placed Spain as the third most favoured market in Europe amongst professional Real Estate Investors.
Spain has gone from being one of the most expensive countries in the Eurozone to get a mortgage, to one of the cheapest in the space of a few years. There are fixed-rate mortgages to be had from as low as 2.05%, and in August 2015 the Dutch bank ING launched its ‘Orange Mortgage’ with a differential of just 0.99% above Euribor. According to the Spain’s National Statistics Institute, 2015 showed a price increase of 5.8% on new homes in 2015 and a 4% increase in resales properties and the belief is that prices will continue to rise throughout 2016 and beyond. Property prices are competitive, still around 20% below the peak, and it is therefore still very much a buyers’ market, with some excellent bargains to be had.
